উত্তরখান ভূমি অফিসে প্রথমবার ভূমি উন্নয়ন কর দিতে গেলে সার্ভার ডাউন বলে আমাকে অনেক ঘুরাইসে তারপর 300 টাকা দিয়ে করাতে হয়েছে।
মমির খারিজ করার জন্য অতিরিক্ত টাকা দাবি করে। টাকা না দিলে কাজ করে না। খাজনা অনলাইনে পরিশোধ করার পর অফিস থেকে সই করতে টাকা চায়। আটঘরিয়া উপজেলা, মাজপাড়া ইউনিয়ন পরিষদ এবং আটঘরিয়া থানা ভূমি অফিস।
সাপটিবাড়িতে কম্পিউটার দোকানে ভূমি অফিসের লোক , এক কম্পিউটার দোকানে গিয়ে অনলাইন করতে বলে সবাই ওখানে অনলাইন করে পেয়ে অনলাইন প্রতি ১০০০ করে নেয়, অনলাইন কপি তৌসিদার জমা নেই অন্য ফোনে করলে হবে না বলে,, জমা নেওয়ার সময় ৫০০ টাকা লাগবে আা খাবে সে জন্য নেয়
ঘটনাটি জুন মাসের। আমি আমার আংকেলের সাথে ভূমির মালিকানা হস্তান্তর (ক্রয়ের উদ্দেশ্যে) চট্টগ্রাম জেলার ভূমি অফিসে গিয়েছিলাম। সেখানের সেকেন্ড অফিসার ভুমির এইসেই ভূল দেখিয়ে দেখিয়ে বলে যে অইখানে অনেক লিখালিখির কাজ করতে হবে তাই তিনি ১৮ লক্ষ টাকা দাবী করেন। পরবর্তীতে আমার আংকেল ও বুঝতে পারেন যে টাকা (ঘুষ/চা-নাস্তার খরচ) না দিলে তারা ফাইল আটকে রাখবেন & হয়রানী করবেন। তো, আমার আংকেল যেহেতু তার জমী প্রত্যাশিত জমিটি কেনার স্বার্থে বিক্রয়দাতার উপস্থিতিতে শেষে ১৫লক্ষ টাকা বাবদ চা-নাস্তার খরচ দিতে বাধ্য হন।
জায়গার দাম ৩৭ কোটি টাকা,পারিবারিক মামলা ছিল। মামলা মিঠাই দিয়ে ৫ কোটি খাইছে।
উল্লেখ্য যে রেজিস্ট্রেশন করতে যেটাকে নামজারি করা বলা হয় বা বাম মিউটিশন, স্থানীয় তহসিল অফিসে গেলে সেখানে, অবস্থানরত কর্মী মহিলা কর্মী আমার কাগজপত্র ঘেঁটে যাচাই-বাছাই করে বলে টাকা দিতে আমি বললাম কিসের টাকা দিবেন অতঃপর তিনি বললেন মিষ্টি খেতে বিশ হাজার টাকা দিতে হবে নয়তো কাগজে ভুল দেখিয়ে অফিস পাঠিয়ে দিবে, এভাবেই ঘুরতে হবে কাজ হবে না । অতঃপর আমি তাকে আমি আমার পারিবারিক পরিচয় দিলাম দেয়ার পরে ও আমাদের পারিবারিক পরিচয় দেওয়ার পর চিনতে পারলেন পরে বলেন সরি ভুল করে চেয়েছি দেওয়া লাগবে না।
আমার উত্তরাধীকারী জমি আমার নামে নামজারি করতে পারিনি। সব কাগজ ঠিক থাকার পর এবং জমি আমার দখল এ। বার বার রিজেক্ট কোর্সে সয়ং ভূমি কর্মকর্তা।
নামজারি সেবা নিতে রুপগঞ্জ ভুমি অফিস আমাকে জিম্মি করে প্রায় ৩০,০০০ টাকা নিয়েছে, যদিও নামজারি আবেদনটি আমি অনলইনে করেছি। টোটাল সরকারি ফি হলো ১১৭০ টাকা কিন্তু ৩০,০০০ না দিলে তারা কাজ করবে না এই মর্মে আমাকে হুমকি দিয়েছিল।
নামজারী করার জন্য টাকা দাবি করে অথচ সব সঠিক থাকার পরও।
Despite repeated orders from the court, the surveyor refused to measure the land, but after a call from a higher authority, he finally sent a notice of his arrival. However, when we later went to meet him with the land documents, he didn't even look at them. His demand was 60,000 taka to survey according to our original documents; otherwise, he threatened to make the opposing party win. Later, we were forced to pay him 50,000 taka.

Another person has illegally mutated my land in his/her name. Therefore, I filed a miscellaneous case challenging the said mutation. Simply, it was land record tasks and family deed. It took almost 1 year to avoid bribe but I could not escape it.
ভূমি অফিসের একজন কর্মকর্তা নামজারি, এনিমি প্রপার্টির লিজসহ অন্যান্য সেবার জন্য ঘুষ দাবি করেন। ঘুষ না দিলে তিনি সংশ্লিষ্ট তহসিলদারকে বলে বিভিন্ন অজুহাতে নামঞ্জুরের প্রস্তাবনা পাঠাতে বলেন। সেখানেও ব্যর্থ হলে তার আরেক সহযোগী কানুনগো বা সার্ভেয়ার অযথা তর্ক ও জটিলতা তৈরি করে ফাইল বাতিল করান এবং সেবাগ্রহীতাকে দিনের পর দিন ঘোরান।
The magistrate simply refused to sign at the moment. And said it might take months unless we give him some "cha nastar bill". We needed the affidavit urgently so we had to pay.
In Kotwali Revenue Circle, Dhaka A surveyor (on duty Kanungo) asked for 5 lac taka bribe for a report in my favour otherwise he will make the report in favour of the opposite party and dismiss my Mutation. I had to pay to save my mutation and land.

The legal dispute regarding the illegal occupation of the land has been successfully litigated and is currently in its final stage, pending only the magistrate's signature on the final order. This signature represents the absolute last administrative step of the court proceedings. Once the document is signed, the court will officially issue an execution order to local authorities, allowing law enforcement to legally evict the wrongful occupants and physically restore possession of the property to my father. The Magistrate demanded a bribe of 50K Taka to finalise the order. We had to pay the sum cause we didn't have any other choice they were just changing the date for the last two years.
