নাগরিকদের জমা দেওয়া ১৭,৩২৬ টি ঘুষের অভিযোগ — খুঁজুন, ছাঁকুন, তালিকা বা গ্রিড ভিউতে দেখুন।
বিল্ডিং এর জায়গায় খালি জমি দেখিয়ে দলিল করতে এই অর্থ দাবি করা হয় কোন রকম অফিসিয়াল চ্যানেল ব্যাতিত এবং প্রমান বিহীন ভাবে। অফিসে সরকারী পদধারী ব্যাক্তি ব্যাতিত আরো অনেক ভাসমান কর্মচারী থাকে (যেটা আইন বহির্ভূত)। সেই সকল ভাসমান কর্মচারীর মাধ্যমে ঘুষের দেন দরবার করা হয়। আবার দলিল লেখকগণের সাথে সরাসরি ঘুষের দেন দরবার হয় যেটা মৌখিক নয়। শুধু টাকার পরিমান ক্যাল্কুলেটরে চেপে দেখানো হয়। তাই ভয়েস রেকর্ড করা সম্ভব নয়। দলিলের জমির পরিমান অনুযায়ী ঘুষের রেইট নির্ধারিত হয়। আইডি কার্ডের সাথে নামজারীর নাম গরমিল, খাজনায় জমির শ্রেনী যেটা থাকবে সেটাই দলিলে উল্লেখ করতে হবে, খালি জমি দেখানো যাবে না (খালি থাকলেও না), খলি জমি দেখালে ট্যাক্স হিসাব করে তার তিন ভাগের এক ভাগ ঘুষ হিসাবে দিতে হবে, এগুলো দৈনিক হচ্ছে।

আমার শ্বশুরের একটি ফ্ল্যাট মিউটেশন/নামজারি করার জন্য একজন সাব-রেজিষ্ট্রি কর্মকর্তা বছরের পর বছর ঘোরান। সেই কর্মকর্তা পরিচিত ছিল তাই তাকে বলা হয়েছিল। সরকারি প্রসেসে মাত্র ১,১৭০৳ বলা হলেও, নানান ভোগান্তির ভয় দেখিয়ে আমার শ্বশুরের কাছ থেকে প্রায় ১ লক্ষ টাকা নিয়ে প্রায় ৪-৫ বছর পর নামজারি করে দেয়। সেই ব্যক্তি নিজেকে পরহেজগার লোক দাবি করে, অথচ তলে তলে এই কাজ করে। আমার শ্বশুর তাকে টাকা দিতে বাধ্য হয় কারণ অন্য লোক মারফত বা ডিরেক্ট চ্যানেলে গেলেও ফাইল ওই লোকের সাইন ছাড়া পাস হতো না, পাছে ওই লোক ফাইলে গন্ডগোল করে দেয় তাই টাকা দিয়ে মিউটেশন করা হয়েছে।
Sub registrar rejected my appeal saying many misinformation and typing mistakes while there is not
I have a standing mortgage with a reputed bank for which i mortgaged my ancestral lands. Now i am going to end the mortgage and end the loan. But to execute the mortgage the sub-regiatrar is asking for bdt seven lacs. I still am deciding whether i shall pay the bribe or not.
Normally, we know a mutation cost 1,170 taka, but when I paid online and went to the Sub-Registry Office, they rejected my application two times. On third attempts, I talked to a few DALAL, and they said you have to pay at every step of the process, starting at the ভূমি অফিস, then at every single process and to every person. Otherwise, you have to walk down this street again and again, but you still can’t get your application approved, even though your application and documents are all good.
It was for a land development project. They asked it for a mistake in deed which they did.
